Home to one of the world's most beloved skyscrapers and a quintessential symbol of New York City, the Flatiron District is also known for the historic Ladies’ Mile — Manhattan’s premier, 19th-century shopping destination. An assortment of grand department store buildings, lofts, and early skyscrapers, Ladies’ Mile served the "carriage trade" of the city and became a NYC Landmark in 1989. Within this iconic district, the 1926 Ladies’ Mile Garage has been transformed — at first, with eight stories of condominiums and a rooftop residential addition — and now, into a mixed-use commercial building with an attractive, 12,000 square-foot ground-floor retail venue and boutique office space above.
As the Historic Preservation consultant, AYON Studio worked closely with the Owner and design team to ensure that the new retail storefront was appropriate to the original building, as well as its location between Fifth and Sixth Avenues and within the historic district. We advised on the successful LPC review and public hearing process and provided professional consulting services for the overall building, including extensive envelope repairs to the roofing, waterproofing, and masonry, as well as restoration of the historic steel windows at the front facade.
