Located in the Corners Historic District in downtown Newark, this 35-story high-rise was built in 1929 as the Lefcourt-Newark Building―the second tallest structure in Newark to date. Converted in 2008 from office occupancy to 295 high-end residential units, the building underwent various repairs to the brick and terra-cotta façade (designed by others). After completion, several of the most desirable residential units were uninhabitable as the result of water infiltration through the masonry walls. This included the penthouse duplex apartments and other upper-level units, all with exclusive terraces and views.
When the original historic preservation consultants were unsuccessful at resolving the issues, Angel Ayón (with others, prior to AYON Studio) reviewed and reported on the existing conditions. His holistic method of assessing the unreinforced masonry of this early high-rise construction prompted a reevaluation of the ongoing repair scope and approach. Using only one of the four leaking corners as a pilot project, he designed and directed the building enclosure repairs. Conceived more as water-management solutions than as waterproofing details, the repairs have weathered successfully and have finally stopped the leaks through the historic masonry.
Subsequently, starting in 2015, AYON Studio designed a complete set of documents to implement similar repairs at the remaining three corners. We also designed repairs required at the historic cast iron window wall and storefronts. We continue to oversee the successful phased implementation of the repairs, which have eliminated the leaks and has allowed full occupancy of the building.
